Selling Your Home As Is

Not every home needs to be completely updated before it goes on the market. In many cases, selling a home as is can be the right decision. Whether the property needs repairs, has been inherited, is part of a probate or trust, is an investment property, or the homeowner simply doesn't want to make improvements before selling, there are still opportunities to successfully sell the home.

Selling a home as is means the seller is offering the property in its current condition without agreeing to complete repairs before closing. Buyers can still conduct inspections, and California's disclosure requirements still apply, but the seller is not committing to repair or replace items that may be discovered during the transaction.

One of the biggest misconceptions is that every home should be renovated before being listed. That's simply not true. Every property, neighborhood, and price range is different. Sometimes a few repairs or improvements can help increase buyer interest and overall value. Other times, spending money before selling may not provide enough return to justify the expense.

Chris and Andrea Murray evaluate each property individually. Before recommending any repairs, they consider the home's condition, current competition, buyer demand, financing options and the overall cost versus potential benefit of making improvements. The goal is to help homeowners make informed decisions based on their specific property rather than following a one-size-fits-all approach.

When repairs are recommended, REMAX Empire Properties can help coordinate trusted contractors, cleaning, estate clean-outs, junk removal, donations, landscaping and other services to help get the property ready for the market. In qualifying situations, certain approved repair and home preparation expenses may be paid through escrow at closing, allowing many homeowners to avoid paying those costs upfront.

With more than 4,000 homes sold throughout Southern California, Chris and Andrea Murray have helped homeowners successfully sell everything from move-in ready homes to properties with significant repairs, deferred maintenance, or complete clean-outs. Every situation is different, and the first step is determining what approach makes the most sense for your property and your goals.

Selling a home as is means the seller is offering the property in its current condition without agreeing to make repairs before closing.  Yes. Many homes are sold without completing repairs first. Whether repairs are worthwhile depends on the property's condition, price range, current competition and what buyers are looking for in today's market. Some homes benefit from improvements, while others may be better sold exactly as they are.

Yes. Selling a home as is does not prevent buyers from ordering inspections. Buyers may still inspect the property, review disclosures and negotiate based on their findings. Selling as is simply means the seller is not agreeing upfront to complete repairs.

Yes. California homeowners can sell a property in its current condition without making repairs before listing or closing. However, sellers are still required to provide the disclosures required by California law and accurately disclose known material facts about the property.

Yes. Selling a home as is does not eliminate California's disclosure requirements. Sellers must still disclose known material facts that could affect the value or desirability of the property. Proper disclosures help buyers make informed decisions and reduce the risk of future disputes.

Yes. Homes with older or damaged roofs sell every day. Depending on the condition, buyer financing and current market conditions, it may make sense to replace the roof before listing, negotiate during escrow or sell the property without making repairs.

Yes. Foundation problems do not automatically prevent a home from being sold. The condition should be properly disclosed, and the best approach depends on the severity of the issue, buyer demand and financing requirements.

In many cases, yes. Some code violations can be corrected before closing, while others may be disclosed and negotiated with the buyer. Every property is different, so the available options depend on the type of violation and the buyer's financing.

Yes. Many California homes have additions or improvements completed without permits. Those improvements should be disclosed, and buyers may have questions about the work. Chris and Andrea Murray can explain how unpermitted improvements may affect marketing, financing and negotiations.

It depends on the terms of the purchase agreement and the contingency periods that were negotiated. Even when a property is being sold as is, buyers may still have contractual rights related to inspections or other contingencies. Every transaction is different, and the contract should be reviewed carefully.

Not necessarily. Some buyers specifically look for homes they can renovate or customize themselves. The impact depends on the home's condition, location, price range, current competition and buyer demand. Before deciding to sell as is, it's important to understand how the property compares to other homes currently on the market.

Homes sold as is may attract first-time buyers, homeowners looking for renovation projects, investors, contractors or buyers searching for a home they can update over time. The type of buyer often depends on the property's condition, location and price range.

There isn't one answer that fits every property. Some homes benefit from repairs before listing, while others sell just as successfully in their current condition. Chris and Andrea Murray evaluate the home's condition, estimated repair costs, current competition and buyer demand to help homeowners decide which approach makes the most sense for their situation.
